No really, its not you......

OK, I really do have pictures.....just at the moment they are still on our camera which is somewhere.......We had a showing last week so the camera must be somewhere very safe...yep so safe we can't remember where we put it.
So our realtor (recently released from jury duty, poor guy) caught up with us the other day. The verdict......we had another almost offer. However like the last one (.....did I mention that one?), they couldn't get approved for any kind of loan. He also mentioned that hardly anyone in our price range is getting showings (one house only had 3 showing since February....we have had a 1 to 3 per month) and there have been NO sales in our price range in over a month. Oddly enough in Livonia (8th largest city in Michigan) only 5 homes have sold recently, and the lowest price of those is $150,000 probably not a starter home like ours! Crazy, but this news actually perks me up a bit, because it truly isn't US just the lack of economy and first time home buyers in Metro Detroit.
So I will look for the camera tonight and hopefully soon I will have a non-home selling related post.

Time is flying by

I can't believe it's already mid-June. A few little bullet updates should do the trick. I have lots of cute pictures to post but my camera is at home.

  • Since I last posted we had our Anniversary, and Belle's birthday. We did celebrate both.
  • I have started to play tennis again.
  • We have been playing with Daniel in our backyard just about every night.
  • Chad's youngest cousin gave Daniel his play slide on Memorial Day weekend...it was just the sweetest thing! Daniel loves to climb and he is having a blast with it.
  • We got a small pool, big enough for even mommy and daddy to sit and cool off in, but also small enough that Belle and Daniel can stand in it.
  • Belle our swim hating dog (yes we have a spaniel who should be a water dog that hates pretty much anything to do with water) actually seems to like it.
  • Daniel is definitely all boy lately. He can be very stubborn and gets upset so easily (really who could he get that from...WHAT? ME you say?)
  • Daniel also has a new nickname "Senior BITEY"....he has bitten several kids in daycare, and yesterday I had to sign an "incident" report! Yes I am that mother with that kid!
  • We finally got a membership to S@Ms club. We were members a long time ago but just never bought enough to justify. Chad's work got a group rate and we have a big freezer so we can go back.
  • Chad is going to his first Emmy awards this weekend!

House updates:

We have had about one showing in the past month. We look on the bright side that our lives aren't getting constantly interrupted with last minute showing notices. However we are still a little discouraged again. We have tried to rent but it really doesn't work. Although it doesn't stop people from saying "have you thought about just renting it out?" When we explain that well DUH! we thought about it (as we think about every single little tinny weeny little possible idea), but if we can't afford two mortgages now.......what would happen if we rented and something happens to the renters....then we would be stuck with 2 mortgages....this could even anppen with a lease. We have a lease option available but it really isn't that competitive and we really can't afford to make it so. Again we have thought of EVERYTHING or done EVERYTHING to make this house sell. I guess that doesn't stop people from assuming we are dumb. Just so you know......if someone has had there house on the market for a year they have done their research into how to sell.....weather it be how the house looks, financing help, or marketing. They HAVE TRIED EVERYTHING.....and your suggestions or ideas, as helpful as you may think you are being.....well its just irritating to hear them OVER and OVER and OVER again, and having to explain why that doesn't work OVER and OVER and OVER again

We always keep our options open for any kind of opportunity. Honestly it just stinks that we haven't even had an offer in the 16 months we have been listed. The whole clamp down on "sub-prime" lending or whatever it is....has been hurting us. I think there are less first time home buyers (our target market) getting approved. Since we have been told the "market is picking up" showings have gone WAY WAY down for us, to almost nothing now. We even had someone who wanted to buy but just couldn't get approved.

Arg had to vent again about that. Although it is just a vent we have really changed are attitude about the house. We no longer go nuts when someone wants to see the house at 1 pm and calls at noon during the work week. Generally those are realtors just trying to fit us in and the buyers don't want to even see our house. Its a waste of our time and we refuse to do it. Overall we are happy, since Summer is here so we have been enjoying the weather and outdoors and not thinking about what others think.
